What is Compare Surveyors?
Compare Surveyors is an independent platform that helps you compare quotes and services from RICS-accredited property surveyors across the UK. We make it easy to find the right type of survey and the right surveyor — quickly, conveniently, and free of charge.
How does the service work?
It’s simple:
- Fill in a short form with basic information about your property and the type of survey you need.
- We match you with up to five RICS-registered surveyors in your area.
- You receive personalised quotes to compare, with no obligation to proceed.
- Choose the provider that suits your needs and book your survey directly with them.
Is your service free to use?
Yes. There is no cost to you as a user. We may receive a small referral fee from surveyors when you choose to hire them, but this does not influence the order or presentation of your quotes.

What’s the difference between a Level 1, Level 2, and Level 3 survey?
Level 1 – Condition Report: A basic overview of a property’s condition, ideal for newer homes in good condition.
Level 2 – HomeBuyer Report: A more detailed assessment, including advice on repairs and ongoing maintenance. Suitable for most standard properties.
Level 3 – Building Survey: The most comprehensive survey, recommended for older, larger, or heavily modified buildings. It includes structural analysis and thorough advice.
How do I know which type of survey I need?
It depends on the property’s age, condition, and your plans. Here’s a quick guide:
Property Type | Recommended Survey |
New-build | Snagging Survey |
Standard home in good condition | Level 2: HomeBuyer Report |
Older, listed, or unusual properties | Level 3: Building Survey |
Flats / Leasehold | Level 2 or Valuation |
Post-renovation | Level 3 Survey |
If you’re unsure, our team or the surveyors themselves can help you choose.
Are all surveyors RICS-accredited?
Yes. We only work with surveyors who are registered with the Royal Institution of Chartered Surveyors (RICS). This ensures you receive a professional, ethical, and high-quality service that complies with UK standards.

How much does a property survey cost?
Costs vary depending on the survey type, property size, and location. As a general guide:
- Level 1 Condition Report: from £250
- Level 2 HomeBuyer Report: from £350–£600
- Level 3 Building Survey: from £600–£1,200+
Using Compare Surveyors helps you compare prices side by side, so you get the best value without compromising on quality.
Can I book my survey directly through your platform?
Yes. Once you receive quotes, you can either request a callback, ask a question, or proceed to book directly with your chosen surveyor. All further communication will take place between you and the surveyor.
How soon can I get a survey done?
Many surveyors offer appointments within a few days to a week, depending on availability and location. If you’re on a tight schedule, be sure to mention this in your quote request, and we’ll prioritise faster-responding providers.

Can I get a valuation as part of the survey?
Yes. Some HomeBuyer Reports include a market valuation and insurance rebuild cost. If this is important to you (e.g., for mortgage or Help to Buy purposes), make sure to select that option when requesting quotes.
Do you offer surveys for new-build properties?
Yes. We can connect you with surveyors who specialise in snagging surveys, which check for defects, poor finishes, and issues with new-build construction — ideal before your warranty period expires.
What if the survey uncovers serious issues?
If the survey reveals structural problems, damp, or other serious defects, you may:
- Renegotiate the price
- Request that the seller completes repairs
Pull out of the transaction if necessary
You can also request further specialist reports (e.g., timber, roof, or drainage) based on the surveyor’s advice.
